This client reached out to us early in the Spring, and we have known this family for over 10 years, so when she decided it was time to sell her Westhaven home she called Gray Fox Realty to counsel her. She had a staging consultant at our referral come in to stage the house prior to photos and we had a contractor to do some touch ups before we went live with the listing for sale. The timing to get the house prepped and to market was just coinciding with the deceleration of the market at the end of May. So, pricing had to be adjusted since the comp sales were all pulled from a time when multiple over-list offers were being received on properties. We kept a steady flow of showings until a 2nd price reduction got us to the point of receiving an offer that the seller was willing to work with. Negotiations went well and we were under contract after 63 days on the market. Not bad for a $1.4M+ home for sale. The transaction was monitored closely, as Gray Fox Realty always does, to ensure a timely closing. The sale went as planned and the savings to the seller for this was $39,105 vs a 6% listing agreement. The son had sold his home with Gray Fox Realty within the prior year, as well, and he showed up at the closing to take a Facetime Live photo with his mom because she had already travelled out of state before the closing.
