JUST SOLD by Gray Fox Realty and the clients saved $12,355 in commission
Gray Fox Realty helped a young couple buy a home after they had been trying with a family member that had a real estate license with commercial experience. They were trying to buy in the hot market at the end of 2021 and early 2022 and they kept finding homes and losing to multiple offer situations. We stepped in when they asked for our help and we showed them a few homes and they found the one and we used terms and language that was aggressive and was likely to get accepted by the seller in another multiple offer situation and we won the offer. The home closed and they couple wanted to do some renovations to the home prior to moving in. So we talked to them about pricing on their existing home but knowing the market pricing may change.
The market did shift while they were in the renovation phase of the new home and we met with them about selling the existing home, updated the valuations and explained what items needed to be addressed for maximum return in the shifting market. We got top quality photography and video done and began to market the home. We got interest right away but had a few hiccups with buyers and they funds and lender readiness. So we kept up the marketing and did an Open House and fir the first time in our joint real estate careers at Gray Fox Realty we sold a home at the Open House. The buyer was considering a home purchase in the area but just happened to see the sign pointing to the Open House and so they came in a just loved the house and pricing. The open house agent was Riley with Gray Fox Realty and the next day she had an offer for us to review with the seller and it worked out.
The repairs were negotiated out and the closing went smoothly as Gray Fox Realty managed the entire transaction and saw that everything was completely thought of prior to closing. The clients were happy with the results of the sale and even more excited to know that they had saved $12,355 in Real Estate Commissions with the Gray Fox Realty Full Service Flat Fee Program. The savings is compared to a 6% listing agreement and this is actual savings that the client used to help offset the costs of renovations and to absorb the change in material costs as prices were going up in 2022.
