The Williamson County Real Estate market is having a banner year so how has new construction played a part in the high sales volume market?

As The Relocation Engineer I often wonder about the details of the real estate market and the numbers that support the activity and trends that we see in the field.  Well as an engineer I have a unique way of turning 1000’s and 1000’s of pieces of data into trends and understandable graphics that convey a message about the real estate environment.

Which Williamson County town do you think has the highest percentage of their 2015 sales coming from new homes (homes with a build date in 2015)?  If you guessed Nolensville then you are correct as 40%Nolensville new homes vs resales in 2015 (179 homes) of the 2015 home sales in Nolensville were newly built homes.
Looking at today’s inventory of homes marketed for sale in Nolensville there are 85 new homes for sale equaling 67% of the total inventory.

 

 

You may have thought Thompson’s Station had the highest percentage of new sales

Thompson's Station TN new home stats for 2015, and that is not without reason as the active inventory in Thompson’s Station was also 67% new homes. But of the 545 sales in 2015 only 33% of those were new homes.

Franklin is the city with the most total sales in the county at 2253 and 20% of the years home sales were New Construction.

But it was Brentwood TN that had the lowest percentage of new homes sold in 2015 with 12% of all homes being sold consisting of new homes.

 

Spring Hill, Tennessee real estate also had a fair share of new home sales at 25% and the city has a lot of future inventory of new homes as well with 54% of the active listings being new.

One thing is for sure in Williamson County real estate, the inventory is at record lows and the builders are doing what they can to try to provide home options for buyers.  Hopefully this surge in new builds along with the upcoming Spring surge of resale listings will be able to meet the demand.
