A past client and fellow Clemson Alumni referred this family to us in 2021. They were outgrowing their townhouse and wanting to purchase a single-family home to raise two wonderful girls. We were all-in to make this dream a reality. We shopped houses but in early 2022 the inventory was really low and homes were selling quickly and above asking prices, also, resales were difficult since we needed to sell their townhome. However, we were able to get a new construction home, which they had been on a waitlist for, under contract without a contingency to sell their home! The new home was slated to be completed in late September, so we put their townhouse on the market right after Independence Day, knowing we had missed the market surge from early 2022. We dropped the price to get aggressive as September drew closer so that the home could have a contract, and hopefully a sale, before the new home would be finished and closed. The price drop worked and we got a cash buyer that wanted to close in 1 week without any inspections or contingencies. The clients are also super happy because they are able to stay in the townhouse until their new home is ready.  All-in-all a great transaction and the seller saved $19,705 in the process with the Gray Fox Realty flat-fee model and we look forward to completing the transaction on their new home at the end of September.
