Another Successful Gray Fox Realty Sale
Helping clients through multiple stages of life is one of the most rewarding parts of what we do at Gray Fox Realty. Recently, we had the privilege of helping a wonderful family sell their home after first helping their daughter purchase her very first home several years ago. Relationships like these mean everything to us, and we always hoped they would call us when it was time for their next move.
Now entering a new chapter with the kids out of the house, this family decided it was time to downsize and begin planning for retirement. They also wanted to capitalize on the savings our flat fee model provides, allowing them to keep more of their hard-earned equity instead of paying traditional commission rates.
Before listing the home, we advised them on a few strategic upgrades to help the property stand out in a competitive market. They fully embraced the plan and went above and beyond by remodeling all of the bathrooms, giving the home a fresh, updated feel that buyers immediately appreciated.
Like many real estate transactions, the road to closing wasn’t perfectly smooth. The first buyer situation fell apart over a relatively small septic repair issue, which temporarily sidelined the sale. Rather than becoming discouraged, the sellers handled the situation with patience and positivity. Once the repair was completed, we relaunched the property this spring and quickly secured another contract.
During the inspection process, we were able to successfully negotiate much of the requested repairs thanks to the extensive work already completed during the remodel process. The home had been thoughtfully updated and well maintained, which made a big difference in keeping the deal together.
We did encounter another hurdle when the buyer changed lenders and financing plans, resulting in a delayed closing. Situations like these are exactly why communication and transaction management matter so much. At Gray Fox Realty, we constantly monitor lender progress, check financing status, and stay ahead of potential surprises so our sellers don’t spend nights stressing about what may happen next. Real estate contracts always carry some level of risk, but our goal is to manage that risk proactively while keeping our clients informed and confident throughout the process.
In the end, everything came together beautifully. The home successfully closed, the sellers achieved great results, and they did it all while paying only a $2,995 listing fee with Gray Fox Realty.
Now this amazing family is headed toward an exciting new adventure as they prepare to purchase their retirement home out of town with the help of a trusted referral agent.
