A Family Tradition of Trust: Finding the Perfect Franklin Home in Dallas Downs One of the highest compliments we can ever receive at Gray Fox Realty is a generational referral. We’ve had the pleasure of working with Hayes’ father for years, helping him successfully sell his personal home as well as several investment condos. So, when Hayes and his wife Allison decided it was time to sell their personal townhome and make the move to Franklin, his dad gave him one strict directive: "You have to call Gray Fox Realty." While we successfully listed and sold their townhome, this story is all about the journey to find their perfect next chapter. The Search: Exploring All the Options When we sat down with Hayes and Allison, they were very clear on their primary goal: moving to Franklin for the top-tier schools. However, to make absolutely sure they were making the right decision, we built a comprehensive home-search strategy: Broadening the Horizon: We showed them several homes in Davidson County first. We wanted them to see exactly what they might be "missing out on" up north so they could confidently commit to Williamson County without any second thoughts. Zeroing in on Franklin: After weighing their options, Franklin was the undisputed winner. We focused our search and ultimately landed on a fantastic property in the highly desirable Dallas Downs neighborhood. The Negotiation: Securing Instant Equity Finding the right home is only half the battle; negotiating the right price is where the real work begins. As is often the case, the seller was firmly convinced their home was worth more than the market indicated. It took some extensive, strategic negotiating, but we successfully brought the price down to a number that made sense. The best part? Once we secured the contract and the appraisal came in, the home appraised for $20,000 over our negotiated purchase price. Hayes and Allison walked into their new home with instant equity! Strategic Protections and Working the Problem Real estate transactions rarely happen without a few curveballs, and this one was no exception. To ensure Hayes and Allison were fully protected throughout the process, we took a highly strategic approach: Sale of Home Contingency: Even though their townhome was already under contract with a buyer, we strongly counseled them to include a "Sale of Home Contingency" on their Dallas Downs purchase. This acted as a crucial safety net—if their townhome buyer backed out for any reason, Hayes and Allison wouldn't be financially trapped or locked into buying the new home. Navigating the Hurdles: There were a few inevitable bumps and hurdles along the way to closing. As issues popped up, our team did what we do best: we kept our heads down and worked the problem until every single issue was resolved. Welcome Home! In the end, all the hard work, strategic planning, and negotiations paid off. Hayes and Allison successfully closed on the home, got moved in, and absolutely love their new space in Dallas Downs.
