Legacy Land, Repeat Clients, and a Big Win in Lynnwood Downs

These are more than just transactions—they're trusted relationships built over time, and that was exactly the case with the recent sale of 3038 Smith Lane in the gated community of Lynnwood Downs in Franklin, TN.
This particular client is not only a friend but also a repeat client of ours. About a decade ago, we had the pleasure of helping him purchase this stunning 11-acre property, intended to one day become a legacy home site for his growing family. Life, however, has a way of shifting plans. Over the past ten years, his family grew, priorities evolved, and the real estate market in Williamson County saw tremendous appreciation. After thoughtful consideration, he decided the timing was right to sell the land.
When he reached out, he had already spoken with a few firms offering cash deals, but they were well below the potential we saw in the property. We conducted a thorough market analysis and recommended a list price of $1,495,000—a figure that we believed was justified and achievable. He trusted our advice, and we went to work.
Although we listed the property in late winter, we leveraged some beautiful seasonal photos the client already had from fall and summer to showcase the land’s potential. The response was strong, with lots of interest early on, and it wasn’t long before we secured a contract with minimal contingencies. The only notable hurdle was updating the 13-year-old septic permit, which was resolved with ease.
In addition to guiding him through the sale, we also advised our client to explore a 1031 exchange—a savvy move that ultimately helped him defer nearly $400,000 in capital gains taxes by reinvesting in another property.
