A Picture-Perfect Listing

When we first visited their home at 5425 Stanley Ct, we were blown away. The house looked like a designer model home—truly show-ready and photo-ready from day one. With everything perfectly in place, we launched our marketing process and simultaneously began searching for a replacement home that would meet their specific needs within their current school zone.

Taking a Strategic Pause

However, when the right home didn’t appear within their desired school district, the family made the smart decision to pause. They took their home off the market to wait for the school year to draw closer to an end. During that time, they took the opportunity to make a strategic improvement: leveling the sloped backyard by installing a retaining wall, turning it into a flat, functional outdoor space—a valuable upgrade that would pay off.

Spring Re-Launch and Quick Contract

With spring came renewed energy, and we re-listed the home. Thanks to the impeccable presentation and thoughtful upgrades, it quickly went under contract—complete with delayed possession to accommodate the school calendar.

A New Chapter: Finding the Next Home

Now it was time to find their next dream home. With school ending, they were able to expand their search area and quickly honed in on the desirable Kings Chapel neighborhood. The first home they loved went under contract the same day to another buyer. Not discouraged, we continued the search and found a beautifully remodeled older home. Unfortunately, an appraisal shortfall made it impossible to move forward, and we had to walk away.

The Right One Comes Along

Just when it seemed like a challenge, the right home came onto the market. It checked every box: newer construction, flat backyard, perfect Kings Chapel location—and even the kids loved it. We moved quickly, got it under contract with a short close timeline, and everything aligned. Inspections went smoothly and, to top it off, the appraisal came in above contract price. A true win-win.
