This was a referral for Gray Fox Realty and, when we went to the appointment, we learned that this was a family referral as we had previously sold their children’s home a year ago. We were very familiar with the market in their neighborhood because, at the time, we had a home for sale and under contract in this subdivision. We counseled them on a few things to touch up around the house. In terms of pricing, the ranch-style homes on over 1 acre, which are typical for Oakwood Estates, were in high demand; so we priced it correctly at about $920,000, knowing there would be a lot of attention on this home. We had our professional photographer out to do a stellar job on the photos. Right off the bat we had a great offer at list price of $929,000 on day one! The contract went well until a week prior to closing when the buyer had to default on the contract due to income loss/reduction. The delay in closing from the first offer was only about a week past the original date, so the sellers could easily buy their next home to be close to their children and grand kids.
