The Better House at the Better Price: Why It Pays to Keep Looking
Sometimes the best real estate opportunities aren't the homes you originally planned to see. They're the ones you discover because your agent keeps searching, comparing, and asking, "Is there something better for my client?" We recently helped an investor purchase a home, and this transaction turned into a great example of exactly that. Our buyer had been considering making an offer on one property when another home suddenly dropped its price into the buyer's target range. We quickly adjusted our plans and scheduled a showing. The second home was a much better fit than the property we had previously been considering, and it would have been easy to stop there and start writing an offer. But while we were at the showing, we decided to dig a little deeper. We took another look at everything currently for sale in the community, comparing prices, condition, floor plans, and listing status. That's when we noticed something interesting. Right across the street was another home with the same floor plan, more updates, and better overall condition. We immediately arranged to see it. And as soon as we walked through the door, we knew: This was THE HOME. There was just one challenge. It was still priced above our buyer's target range, although a recent price reduction had brought it much closer. That's where the terms of an offer became important. Our buyer was able to make a cash offer with a two-week closing, giving us some strength at the negotiating table. We used those favorable terms to negotiate a deal that worked for our client and helped them purchase what we believed was the better property. Then came the inspection. We had several questions about the home, and this is where we encountered an exceptional seller. In all my years in real estate, I would put this seller among the top five communicators I've worked with when it comes to responsiveness and attention to detail. We sent four questions that came out of the inspection, and rather than giving us quick or incomplete responses, the seller provided a lengthy, thoughtful explanation addressing each one. When we subsequently submitted a repair request, the same attitude continued. The seller was eager to address the requested items promptly and seemed genuinely committed to delivering a great home to the buyer. That kind of cooperation can make an enormous difference in a transaction. In the end, our client didn't simply buy a house. They found the better house, negotiated a better price, and purchased a property they felt confident about. And that's what buyer representation should be about. In a market with increased inventory and homes spending more time on the market, buyers may have opportunities they haven't had in recent years. But having choices doesn't automatically mean finding the right choice. Sometimes the real value of an experienced agent is knowing when to slow down, look across the street, compare the options one more time, and negotiate for the property that best serves the client's goals. At Gray Fox Realty, our job isn't to sell our clients a house. Our job is to help them find and negotiate the right one. Congratulations to our buyer on a great investment, and a special thank you to a seller who demonstrated that professionalism, communication, and attention to detail can make a good transaction even better. #GrayFoxRealty #BuyerSuccessStory #NashvilleRealEstate #TennesseeRealEstate #RealEstateInvesting #InvestmentProperty #BuyerRepresentation #RealEstateNegotiation #HomeBuying #RealEstateSuccess #CashBuyer #TennesseeHomes #TrustedRealEstateAdvisor #ClientFirst
